First, the analysis of the causes of wall leakage:

1. The current infilling walls of framed residential projects are basically non-bearing sand-lime bricks or small blocks. Lime and sand bricks and small blocks are prone to damage during transportation and construction, and are free from defects such as corner dropouts. If the use of damaged or dark pipe fittings in the construction of the equipment must be chiseled, artificially caused damage to the external wall masonry, it is also easier to form a water seepage at the external wall masonry.

2. The workers did not strictly follow the construction specifications during masonry construction and the masonry mortar was not full, especially the vertical joint mortar. In addition, the strength of the mortar does not reach the standard or dry brick wall, so that the moisture in the mortar is absorbed by the brick, resulting in a low strength mortar, resulting in the separation of brick and mortar, the overall stiffness of the masonry decreased, resulting in wall cracks.

3. The temperature difference leads to the cracking of the joint between the concrete structure beam column and the infill wall.

4, the outer wall plastering layer is too thick at the same time or in order to ensure the full height of the vertical partial thickness, and did not take appropriate measures to strengthen the cracks; wall surface is too smooth, bad combination; large outer wall The area was underlayed and the base line was not lined, resulting in irregular shrinkage cracks.

5, empty brick or paving mortar facing brick is not full, the gap between the brick and mortar is easy to form a water storage container; brick joints are not dense or cracking joints, joints missing joints are to make the rain from the surface infiltration , causing water accumulation, causing leakage. In addition, there is a certain relationship between the wall seepage and the brick seam and the unevenness of the surface of the tile. The concave joints make the whole wall of the external wall not smooth, the rainwater flow rate is slowed down, the water stagnation time and the water stagnation increase, especially at the lower edge of the jointing. Stitching quality is unsatisfactory or long-term wind and rain cause micro-cracks between joints and tiles, causing leakage.

6. No slope or slope is found in the surface construction of horizontal components such as window sills, sun visors, and awnings, which may result in returning water or accumulated water, and it may easily cause water seepage on the external walls.

Second, external wall leakage prevention measures:

1. The bricks used for the masonry of the outer wall shall be provided with a wide range of edges and corners to improve the waterproof capacity of the masonry and shall not be broken during the masonry process. When the length of the wall does not match the number of bricks, Insufficient modulus is adjusted by solid bricks or primes. The masonry of the external wall shall be avoided as far as possible when the masonry is finished. Carefully fill the grout with a hooking trowel to ensure the quality of the external vertical joints. 6. Horizontal components such as window sill, sun visor and awning shall be slope-sloped and slope-finding direction shall be correct according to the requirements.
